Ken Sharpe, a property tycoon, who has invested millions of dollars in Harare, transforming its skyline has said his vision extends beyond real estate. As the CEO of WestProp Holdings Limited, he considers himself a provider of hope. Sharpe believes he is selling something more valuable than properties: hope for Zimbabwe, hope for a better future. Sharpe said:

This sponsorship marked Zimbabwe’s return to the global stage of the pageant after a 22-year absence due to political difficulties. As part of their support, WestProp provided the winner of Miss Universe Zimbabwe with two years of free accommodation in one of their luxurious properties in Harare.

WestProp CEO Ken Sharpe Says He Provides Hope Beyond Real Estate

WestProp’s plans to build Pomona City have suffered a major blow after the High Court in Harare ordered the Registrar of Deeds to cancel the transfer of Stand 654 Pomona Township to West Properties Holdings due to a debt dispute. 
The stand was attached over a US$4.8 million debt owed by <a class="MarkdownLink_linkifiedLink__KxC9G">Augur Investments</a> to Fairclot Investments. The attachment had been uplifted by the sheriff after Augur paid Z$4.8 million and another Z$1.1 million as interest and claimed that it had fully repaid its debt at the rate of US$1 to Z$1. Fairclot, however, challenged the upliftment and won the case yesterday.
The cancellation of the transfer of the stand comes after WestProp had excluded the case from its prospectus when it sought to list on the <a class="MarkdownLink_linkifiedLink__KxC9G">Victoria Falls Stock Exchange</a>, and the listing was postponed until WestProp complied by publishing a supplementary prospectus. In money markets, a prospectus is a legal document that companies must file before offering securities to the public. The prospectus provides detailed information about the company, the securities being offered, and the terms and conditions of the offering for investors to make <a class="MarkdownLink_linkifiedLink__KxC9G">informed investment decisions</a>.

WestProp described Pomona City as a sustainable, gated, premium lifestyle development over a 273-hectare land bank. Other details were:

<li>Phase 1A was completed with 140 stands measuring 2,000sq.m and US$11.00/sq.m development costs.</li>
<li>Phase 1A 93% sold, with local authority compliance achieved.</li>
<li>Phases 1B &amp; C comprise 592 stands measuring 500-1,000sq.m under servicing.</li>
<li>Expected infrastructure development costs for the 72-hectare parcel are US$6,400,000.</li>
<li>Phases 1B &amp; C include 4Ha zoned for flats and 2Ha for a retail mall.</li>
<li>Phases 2 &amp; 3 comprise 160 hectares and will bring <a class="MarkdownLink_linkifiedLink__KxC9G">sustainable living</a> amenities.</li>
<li>Funding of US$4,000,000 is required for Phase 2 &amp; 3 infrastructure services.</li>
<li>WestProp has not sold any shares yet.</li>

Blow To WestProp's Plans To Build Pomona City

West Properties Zimbabwe, a property developer, announced listing on the <a href="https://www.pindula.co.zw/Victoria_Falls_Stock_Exchange">Victoria Falls Stock Exchange (VFEX)</a> on April 29, 2023, following its successful migration into being a public firm.
According to management, the move is meant to shore up the ambitious company’s vision of transforming a billion bricks into a lifestyle ecosystem by 2050.
West Properties announced the listing on the Victoria Falls Stock Exchange at a media briefing in Harare on Monday.
WestProp will raise US$30m on course to listing on VFEX, becoming the latest company to be lured by incentives on the foreign currency-only bourse.
Board chairman Michael Louis said the initial public offering will raise funding to finance six projects by WestPro, Pokugara Residential Estate, Millennium Heights, Pomona City, The 1 Mall of Zimbabwe, Millennium Heights Office Park and the Hills Golf Estate.
Addressing the media, company CEO <a href="https://www.pindula.co.zw/Ken_Sharpe">Kenneth Sharpe</a> said by listing on the attractive bourse, the company was affording ordinary Zimbabweans a safe investment vehicle free from the general worries of losing valuable savings through inflation. Sharpe said:

In this day and age where the majority are crying over eroded pensions and banked money losing its value; we provide the best and safest way of keeping and growing the value of your money.
For an example, if you invest as little as US$50 with us, you are assured that the amount will not depreciate.
We will not charge you handling fees.
We are an alternative to the formal banking system.
We have a goal of taking our company from the current annual sales of US$40 million to over US$100 million within seven years and to create a balance sheet that will exceed US$1 billion in value which is more than 5 times the one today.

West Properties Zimbabwe Announces Listing On Victoria Falls Stock Exchange

Former Finance Minister <a href="https://www.pindula.co.zw/Tendai_Biti">Tendai Biti</a> has claimed that businessman <a href="https://www.pindula.co.zw/Kenneth_Sharpe">Kenneth Raydon Sharpe</a> is part of the greatest land heist in the history of independent Zimbabwe.
Biti made the claims while testifying at the Harare Magistrate Court in a case where he is accused of <a href="https://news.pindula.co.zw/2020/12/05/bitis-assault-victim-lodges-complaints/">verbally assaulting Sharpe’s business partner, Tatiana Aleshina.</a>
Sharpe owns Augur Investments which entered into two land deals with the Harare City Council (HCC) which resulted in the local government authority losing vast tracts of land, according to <a href="https://www.newzimbabwe.com/controversial-tycoon-ken-sharpe-in-zimbabwes-greatest-land-heist-says-biti-as-he-lays-into-mastermind-associate/">NewZimbabwe</a>.
According to Biti, the opposition Citizens Coalition for Change (CCC) vice president, Aleshina has been involved in a series of land grab scandals through Augur Investment OU, a company she fronts.
<h2>Some Context:</h2>
In 2007, Augur Investment entered into an agreement with HCC to form a firm called Sunshine Development. Augur was supposed to deposit US$30 million into the capital bank of Sunshine Development. Augur would get 70 percent of shares in the joint venture company. Augur Investment allegedly deferred from depositing the money into the account, but took away land and transferred it to several shelf companies.
In 2008, HCC and Augur reportedly entered into another agreement for the construction of the airport road. HCC agreed to give land to Augur Investment in return for the construction of the road. Biti says Augur did not honour the contract but went ahead and claimed the land from the local authority. Instead, Augur subcontracted Fairclot in 2013 to do the work. Fairclot, however, withdrew all its equipment and stopped work on the road after doing just 2.7km of the 10km due to non-payment.
In May 2014, the central government cancelled the agreement between HCC and Augur for the construction of the Harare airport road due to the non-performance of Augur and their associates.
Biti says despite failing to deliver on their part, up until that time they had been given thousands of hectares of land, Augur demanded additional land as a penalty against the City of Harare.
The trial is set to resume on October 18.

Biti Says Ken Sharpe Is Part Of The Greatest Land Heist In Independent Zimbabwe

Augur Investments is demanding US$1 million defamatory damages from the MDC Alliance and Harare lawyer Tendai Biti for allegedly slandering the company on social media.
Biti and the MDC Alliance have both been cited as respondents because they allegedly posted libellous messages on their official Twitter pages.
In summons filed before the High Court, the applicants are Augur Investments, owned by Ken Sharpe, and Russian national Tatiana Aleshina.
They allege that Biti, who is the MDC Alliance vice president, and his party scandalised their good standing over Harare Airport Road tender through tweets.
Augur and Aleshina want an order for the removal of the tweets posted on December 4 and 13 implicating them in the Harare Airport Road scandal and for the defendants to print a retraction and apology in three widely circulating newspapers.
Augur argued that the tweets portrayed them in a bad light as they alleged that they were involved in fraudulent transactions and stole land from the City of Harare.
